The estate

A Puerto Rico estate, farm and mountain home in one.

Set high in the mountains of Cayey near the Aibonito border, this is a rare combination: real seclusion and panoramic views, a serious working property, and a turnkey home you can move into tomorrow.

At roughly 2,100 feet, the air is different. Temperatures run 10 to 20 degrees cooler than the coast, the breeze rarely stops, and from several points on the land you can watch the sun rise over one valley and set over another. Trails cross the whole estate, by foot, ATV or 4x4, from the creeks at the bottom to the lookout platform at the top.

The main residence has been remodeled and is offered fully furnished with new designer pieces, fresh paint inside and out, an extensively refinished deck and a kitchen with brand-new high-end appliances. A second residence waits for renovation, and several level sites are ready for whatever you build next.

Historically home to a dozen horses and other livestock, the land is fenced and gated, with A-G and B-Q zoning that permits agricultural, horticultural, equestrian, eco-tourism, forestry and veterinary uses among others.

Questions

Things people ask before they visit.

Is this a farm, a ranch or a residential estate?
All three. The land carries A-G agricultural and B-Q zoning, so it can be run as a farm or ranch, lived on as a private mountain estate, or developed for eco-tourism, equestrian, veterinary or similar permitted uses. The previous operation raised horses, cattle and chickens and grew produce sold to five-star restaurants in San Juan.
How far is the property from San Juan?
About one hour by car to San Juan and the Luis Muñoz Marín International Airport. The town of Cayey, with supermarkets and a hospital, is roughly 25 minutes away.
Is the property available to rent as well as to buy?
Yes. The estate is offered for sale at $2,500,000 and is also available on a long-term lease at $15,000 per month, furnished. The owner is open to discussing other structures, and seller financing may be considered for a qualified buyer.
What is the water and power situation?
Municipal water and electricity are connected. In addition there is a 550-foot-deep freshwater well, a 12,000-gallon cistern, two natural creeks and a backup generator hookup. The elevation and exposure make solar and wind systems practical for anyone who wants to go further off-grid.
Is there internet?
Yes. High-speed internet is available through Starlink, and the security cameras, lighting and alarm are remotely accessible.
How is the climate at 2,100 feet?
Noticeably cooler than the coast, typically 10 to 20 degrees, with a near-constant breeze. Mornings are often misty and rainbows over the valley are common.
Can I bring my own agent?
Absolutely. Buyer's agents are welcome and protected. Contact us with your agent's details and we'll coordinate the showing.
How do I arrange a visit?
